Why do I need to do a self-assessment tax return?

Anyone with a business or income from other sources, such as a rental property, must report it to HMRC on a Self Assessment Tax Return (SATR).

Does this cover my limited company tax return?

No. This service is for your personal self-assessment tax return. You'll need to complete a personal tax return if you have personally owned rental properties, or you own a limited company.

If you own a limited company, you'll need to separately prepare and submit your accounts and corporation tax return.

My return is complicated, can Provestor help?

What documents will I need for my self assessment tax return?

We’ve reduced the amount of ‘stuff’ landlords need to hand over. We don’t expect you to find every receipt or file. A typical return will require bank statements that show the transactions made and the income received, and / or records of bookkeeping, which could be spreadsheets or your letting agent's statements.

If you're employed, you'll also need to provide your end of year documents provided by your employer.

How is doing self assessments online now going to help with Making Tax Digital?

In 2026 Making Tax Digital or MTD will come into force for landlords who need to do a self assessment, earning more than £50,000 per year.

This means landlords will have to go digital and file updates to HMRC every quarter.

What does it cost to do a landlord self assessment tax return?

For the majority of landlords it will cost £169 to do a self assessment tax return. A small number of landlords with more complicated financial affairs will pay an extra £100. This covers things like non-property capital gains tax calculations (for example, share trading), foreign income declarations, income from trusts and overseas residency.
